Community Infrastructure Levy Area

As Wodonga continues to experience strong growth in the residential construction sector, the housing market is expanding into the Leneva Baranduda Precinct Structure Plan (PSP). The PSP is a master planned area of approximately 1,060ha in the Leneva Valley, located southeast of the existing Wodonga township and bisected by Baranduda Boulevard.In order to fund the development of major infrastructure, the acquisition of land and construction of specific projects, the Council developed a Development Contribution Plan (DCP). One function of the DCP is to fund the construction of an indoor stadium and two sports pavilions within the PSP. These facilities will be funded by the CIL contributions collected from residential dwellings within the PSP. These facilities will contribute to making Wodonga an attractive location for prospective investors.Prior to the issuing of a building permit for a dwelling in the Leneva Baranduda Precinct Structure Plan, the applicant for the building permit must pay the CIL to Council. The CIL is a one-off payment, and is adjusted on an annual basis, with the current levy for the 2022-2023 financial year set at $1,253 per dwelling.Section 24(5) of the Building Act 1993 prohibits a building surveyor from issuing a building permit if the CIL has not been paid.If you would like to know more about the Community Infrastructure Levy, please contact the council’s Statutory Planning team at planning@wodonga.vic.gov.au
